背景及设计限制
这个办公室项目楼高5层，是一家地下管线管理及检测公司位于上海的办公大楼。
大楼拥有逾40年历史，属典型旧式现代主义建筑。由于当年采用的是讲求快捷及低成本的旧式建筑方法，即先预制好大部分水泥组件，再于现场装
嵌，所以，整幢楼宇的所有墙身皆作负重之用，所有间隔皆不得改动，亦因此对这个项目的空间配置造成限制。经过力学计算之后，我们在负重要
求最小的顶层拆除部分墙身，并加设钢架承托楼顶。所有楼层维持原来「中央一条通道，两旁布满小房间」这个井然有序的间隔。
一座富有历史的建筑物是记忆的载体。项目所在地原为牛类养殖场，后来成为农业原料国企之办公大楼，外墙与室内装修已沿用多年。其位处住宅
区，毗邻上海特色的民房。为了使大楼与周边社区及环境互相协调，设计师选择保留大楼原有的窗户、楼梯扶手栏杆、墙身等这些饱历风霜的历史
见证作为框架，以简单的白色油漆进行翻新，让大楼在隐然褪色的岁月痕迹当中，细诉昔日往事。
Background and Limitations
This is a 5-storey office design project for an underground utility management and detection company in Shanghai.
This office block is a typical modernistic architecture of over 40 years old. It was built by assembling precast concrete slabs onsite, which was a
popular building method at that time due to high efficiency and low cost. In this way, all the walls in the building are load-bearing, and no
partitioning can be modified. This thus becomes the limitation on the space allocation of this project. After mechanical analysis, we removed
some of the walls on the top floor and added a steel frame to support the roof. The tidy double-loaded corridor layout is retained on all levels.
A building full of history is a vehicle of memory. The site was originally a cattle farm. It then became a national agricultural supplier’s office
building, of which the façade and interior has been used for years. The building is surrounded by typical Shanghai houses in a residential area.
In order for the building to be in harmony with the local community and surroundings, the designer has chosen to keep historical elements like
the original windows, staircase handles and walls as the framework and repaint them white, so that the story of the building unfolds quietly
through the pale traces of time.

这个办公室项目的客户是一家地下管线管理及检测公司，专门以先进的高科技仪器及方法如微型机械人等为水、电、热、通讯等各项公共事业提供
地下检测服务，以便城市基建项目进行工程勘探和制定施工方案。由于这家公司的服务宗旨正是「看见你所看不到的」，所以，设计师在这次的办
公室大楼里特别设计了一条现代简约的主走道，各个不同功能的房间被巧妙地隐藏于两旁，同时房门又透过微妙的细节于走道间若隐若现。
Concept
The client is an underground utilities management and detection company. They specialize in providing underground detection services for
public utilities and urban infrastructures by using high technologies like micro-robots. The company’s philosophy is “seeing what you cannot see”.
Therefore in this project, a modern and minimal central corridor is specially designed in which the rooms of different functions on the two sides
are neatly concealed, while the doors to these rooms are subtly revealed.


设计实行
怀旧美感
这个项目的设计意念是怀旧老上海，设计师以铜作为设计语言贯穿大楼各个楼层。所有标识指示、门框及装饰皆以铜特制，令空间在焕然一新的同
时，淡淡地流露老上海的独特风韵。窗外景色尽是充满老上海情怀的旧式海派民居；怀旧的设计正好将室内空间与窗外世界联系起来。
现代功能
由于大楼内的楼层高度和空间间隔较小，各楼层办公室的天花均以铝材特别制成不同造形，以符合功能上的声学要求。如会议室的凹凸造形冲孔铝
板天花，既具吸音效果，又能避免使用者直接看到光源，从而令室内光线更加舒适。
中国元素
客户是一家中国公司，有不少外国的客户及供应商经常到访交流。为了强化这家公司的独特身分，董事长办公室内设置了一张云石茗茶桌，象征富
贵的牡丹图案地毯，以及寓意平衡之道的铜制吊饰，来反映公司的文化背景与内涵。



Implementation
Nostalgic Ambience
The idea of this project comes from Old Shanghai. The material brass is used as the thematic design language. All signage, door frames and
decorations are made of brass to revitalize the space as well as to gently manifest the unique charm of Old Shanghai. Outside the window are
typical old Shanghai-styled houses. The retro design exactly links up the worlds in- and outside the building.
Modern Functionality
Since the height of each floor and the space of each partition is relatively small, the ceilings of the office rooms are made of custom-designed
aluminium profiles to functionally fulfil the acoustic requirement. For example, in the meeting room, the undulated ceiling made with perforated
aluminium profiles not only absorbs sound waves, but also cleverly hides the light source from direct sight to produce comfortable illumination.
China Chic
The client is a Chinese company with many foreign clienteles and suppliers visiting them. In order to strengthen such a unique identity of the
company, details with Chinese characteristics are designed to reflect the company’s cultural background and values, such as the marble tea
table, the peony-shaped carpet that symbolizes “prosperity”, and the brass hanging decoration that signifies “balance”.
