- To offer tenants exceptional amenities and maintain a strong competitive edge in the market, Rockhill Management embarked on an ambitious renovation project for 75 State, a class A office tower located in Boston’s downtown financial district. This undertaking aimed to transform the building’s underutilized rooftop terrace and breathe new life into the existing lobby. Rockhill Management engaged NELSON Worldwide to orchestrate the strategic repositioning of the building, resulting in elevated, redefined spaces including the lobby, conference center, lounge, and rooftop terrace.
- The primary objective behind the revitalization of the rooftop terrace and surrounding amenity areas was to boost the leasing of currently vacant spaces within the building while activating existing amenity spaces for events, catering, and various employee gatherings. The repositioning of the rooftop terrace has transformed the entire seventh floor of the building, seamlessly blending indoor and outdoor spaces for a captivating experience. The outdoor area boasts a well-appointed bar and abundant seating, ideal for hosting corporate events and gatherings. The trees that previously lined the rooftop have been thoughtfully revitalized, now complemented with charming string lights that gracefully traverse between trees.
- The interior amenities offer a picturesque view of the rooftop terrace through a folding glass wall, seamlessly merging the indoor and outdoor spaces. The indoor bar has a luxurious yet industrial feel, and its design extends into playful, octagonal-shaped lounges where employees can unwind, chat with colleagues, or enjoy a beverage. A glass-front conference room provides an ideal setting for training sessions and staff meetings.
- NELSON Worldwide also designed the repositioning of the vast existing lobby space within 75 State. By infusing greenery and biophilic elements into the design, the resulting lobby space now exudes a tranquil, garden-like atmosphere. Thoughtfully divided into three distinct sections — the crescent, the promenade, and the grotto — NELSON designed various common areas to enliven the space. Now a destination for tenants and visitors, the lobby offers a range of seating options and outlets for tenants to utilize.
- In a nod to the chevron motifs adorning the building’s Art Deco exterior, the design team created a striking feature wall within the crescent area. This wall comprises four metal-paneled surfaces etched with puncture marks, each showcasing a diverse array of chevrons. These chevron shapes come together to form a cohesive image resembling a flock of birds in flight. The panels are backlit with the capability to change colors throughout the day to signify the time. They also offer the flexibility to create unique lighting displays for holidays and other special occasions.
- The design team took on the challenge of ensuring that the lobby harmoniously complemented its counterpart, the seventh floor terrace and amenity space. To achieve this, they replaced the previous dark wood elements with black metal accents, incorporated lighter wood tones, and simplified the finishes. Faced with the considerable size of both the lobby and seventh floor amenity space, the team also employed a strategic approach by covering the existing floors and breaking up the space with rugs, tree canopies, and fixtures, minimizing the need for an extensive removal of existing lobby assets.
- From the revitalized rooftop terrace with its enchanting tree-lined outdoor bar to the garden-like lobby that pays homage to the building’s architectural motifs, every detail of 75 State has been carefully considered. The resulting space not only meets the practical needs of tenants but also elevates their experience, offering a welcoming and inspiring setting for work, relaxation, and community-building. This project serves as an example of how intentional design can revitalize and invigorate urban spaces, making them more attractive, functional, and engaging for all who enter.
