这是一个建筑项目,但并非在有规划的城市地块上对已经存在的种种基地条件作出回应从而完成一个房子。在一片暂时还不在城市控制下的处女地,建筑师几乎很难找到什么可以回应的先决条件,除非你能保证明天还是一个样。这里的变化来得太快了。无法无天的建设者们争抢着那些永远也不够用的面积、光照、景色,和隐私。如何最大化一个单体的空间质量而不侵犯到紧紧相连的邻居?当建筑师问出这个问题并试图给出一个答案的时候,他事实上在像园丁一样工作。挑战不在于如何培育出一枝独秀,而在于经营好一个若干个个体协作成长的小环境。
It is an architectural project whose process is absolutely not shaping out a building by responding all the pre-existing site conditions as architects normally do in an well-regulated urban plot. Here, in this innocent piece of land untouched by the outside rules, there was no so many reliable conditions that any architect could ensure his or her response still making sense overnight. Things change swiftly. Among these unruled builders, area, light, view, and privacy were in a forever shortage. How to maximise the spatial quality of one property without offending the tightly attached neighbours? By asking and giving an answer to that, the architect acted as a gardener. The challenge is not nurturing a single brilliant flower, but managing a cooperative micro-environment.

在北京郊区的一块地上有很多仓库。后来这里变成了一个创意产业园区。项目地块上原本是两排拱顶仓库。单一空间、单一拥有者、单一功能、长期所有权。变成创意园区后,许多属性相较之前发生了变化:空间被细分出租、租户背景各不相同、功能混合、 “所有权”期限变短。 一群年轻企业家租下来一个300平方米的空间用做它们新的录音/影视工作室。经过一些年在公寓里的艰苦创业,他们终于存了些钱,可以拥有一个真正的办公空间。这个空间一次性的租期是5年。他们的计划是用一年时间进行改造,再用接下来的四年享受扩大了一倍的使用面积。除享受接下来四年的翻倍面积,同时还有在合同到期时的优先续租。他们准备在这里扎根15年。周围邻居功能各不相同,但几乎是同一时间进入园区,开始整理各自的房子。由于屋顶漏水,他们在找到专业的设计师之前就先自己把屋顶拆除了。 In periphery of Beijing, there is an isolated plot having many warehouses belonged to one company. Later on, the area was transformed into a creative industry park.The block was occupied by two lines of vaulted ceiling warehouse. Single space, single owner, single function, and long-term ownership.Many things got changed after the regeneration: Space subdivided for leasing, several tenants with diverse background, mixed use, and short-term rental. A group of young entrepreneurs rented a 300 .0m² space to build their new recording studio. After the initial years running business in an apartment, they finally got the budget of creating a real working place. The lease lasts for five years. Their plan is spending one year of completing the construction and enjoying area doubled office for four years. Moreover, they have the privilege of extending contract when the current one is due. They plan to stay here for 15 years. They’ve got many different neighbours, but somehow got their properties around the same period. Since they found the old roof was leaking, they torn it down by themselves before coming to any professional designer. 
然后他们找到了建筑师,告诉他这是一个600平方米,两层楼的室内设计。他们还告诉建筑师,除了基本的功能分布以外,这个工作室必须够酷。 Then they came to the architect, describing the project as an interior design of a 600.0m² office. The architect was also informed that the office must look cool beside the idea of general function distribution. 
一起去到基地之后,建筑师发现这并不是一个室内设计,而近乎一个建筑设计:没有屋顶,完全不存在加建的楼层,底层只剩下沿墙的梁和柱。建筑师意识到了预算的极度紧张。另外,南边的两户邻居也没了屋顶,准备更新。第一个方案。功能依光线视线条件分层:底层黑空间正巧作为密闭要求的录音棚使用。二层相对通透,具有良好的光线与视野,作为办公室功能。 When they went to site together, the architect understood it was in fact an architecture design: No roof, no first floor at all and ground floor left only columns and beams along the boundary walls. Suddenly the architect realized how tight the budget was. At the same time, two of their neighbours torn down their roofs as well. Have a First idea. 
但南面的邻居长的更快一些。在方案完全敲定之前已经长起了二层结构,遮挡了原计划的光线与视线。于是产生最终方案。 But neighbours went faster. So..... Final idea. 
当新建的楼板盖好之后,他们发现东面可以看到周围环境中唯一的亮点,一排漂亮的树。所以他们临时决定朝东面最大范围地开一些窗。 When the additional floor slab was completed, they found beautiful trees on the east side.Therefore openings on east facade were created. 
目前房子长成了这个样子。结构荷载多算了一些,为将来可能在屋顶的继续加建留下了一些余地。 For now, the building looks like this. The capacity of current structure was made bigger than the current needs, in keeping the potential of adding on the roof in the future. 










「我们特喜欢这个院子,非常舒服。我们之前用来烧烤,邻居也学着在他们那边烧,后来园区禁止了。我们现在就变成吃火锅了。」
「楼上很亮!我们在楼下工作完了每次上楼都感觉好放松!」
「我们的客户都觉得明亮的工作室特别好!」
「我们喜欢骑车。不但有门口超酷的停车位,我们还经常用院子洗车跟练车。」 "We like the courtyard. It’s cozy. We used to BBQ there. Our neighbours soon learnt to do the same thing. Finally, it was banned by the nervous property manager. Now, we do hot pot."
"It is bright upstairs! We can relax very well there after working hard in the recording room."
"Many of our guests are fond of the bright office."
"Cycling is our passion. Not only having the cool parking place besides the entrance, we use our courtyard to wash and ride bicycle as well." 
但故事还没有结束!虽然东边的邻居在未来两年内应该都不会有动静(这也是为什么他们敢在东边开窗),年轻企业家们仍觉得朝东看树的视线比较重要。所以明年屋顶上也许会加建一个会议室。另外,建筑师也想着能在将来为邻居提供免费的设计咨询,让原本挤成一团的各位都能有相对好的空间品质,同时缓和邻居间由加建引起的种种摩擦。 The design has not finished yet! Although the eastern neighbour should be relatively stable in next two years (that's why we bravely opened windows on their side.), young entrepreneurs still felt obliged to ensure the view towards tree. Therefore, a meeting room on top of the roof is going to be built next year. Despite of that, the architect is thinking of offering free consulting service to neighbours. He believes that the effort could effectively increase the spatial quality of crowding together, further calm down the war of adding among neighbours.
