MASTERPLAN PRINCIPLESPreserve the existing extent of landscape and views
Establish masterplan density and placement influenced by existing settlement patterns
Integrate existing agricultural landscape into the masterplan and encourage existing farming to continue as a way of life
Structure the masterplan to allow phasing and organic growth over time
Maintain the diversity in landscape and develop building typologies suited to the forest and tea zones
Limit the extent of vehicular traffic in the masterplan to help "slow-down"the pace of life
Develop the scale and materiality of key building elements,inspired by the vernacular,to achieve a"rural"character
Form neighborhoods with communal spaces as pivots to foster a sense of community
Design the public realm to be adaptable to seasonal occupancies and requirements
Weave residential and commercial elements together to keep the town "alive"throughout the day and year
Pursue prefabrication and sustainable design principles to reduce environmental impact
